Why Coastal Humidity Wears Down Hardwood Floors
Hardwood and engineered flooring expands and contracts with humidity, and on the coast that change is constant. Over time the movement works against the adhesive in engineered planks and can open gaps or raise ridges at seams in solid wood.
Salt air settles on floors as a fine layer that attracts and holds moisture. Dust and silica bond to that damp film and wear the topcoat with every step.
Steam mops and saturated wet mops push water into seams and wood grain. In the Lowcountry that moisture dries slowly and can cause planks to cup. Once a floor cups, the correction is often sanding and refinishing, so keeping water out of the wood matters more than cleaning harder.
Our Low-Moisture Hardwood Cleaning Process
Step 1: Finish and Species Assessment
Before cleaning, we identify the finish, such as polyurethane, oil, wax or aluminum oxide, and the floor material, whether solid hardwood, engineered wood, luxury vinyl plank or laminate. Each combination needs a different solution strength and approach.
Step 2: Carbonated Cleaning
A carbonated solution lifts embedded grit, salt residue and product buildup out of the grain and the finish texture. The bubbles break the bond between debris and surface, so the floor can be extracted without scrubbing that pushes dirt into seams.
Step 3: Extraction and Buffing
After extraction we buff the surface to restore sheen. Repeated use of wax-based quick-shine products leaves a hazy film that traps dirt, and buffing lifts that film without sanding.
Step 4: Drying
Most hardwood floors are dry within about an hour under normal airflow. Running fans speeds up the process.
Hardwood, Engineered, Vinyl Plank and Laminate
Our process is safe for solid heart pine, engineered oak, luxury vinyl plank, CoreTec and laminate. Every product we use is pH-neutral and free of acidic or alkaline compounds that could etch or discolor the finish. No wax is left behind, so the floor does not become tacky and attract new soil.
Hardwood Floor Polishing
Hardwood floors that look dull or hazy can often be brought back to life with polishing after cleaning. We assess the finish during the estimate and confirm what your floor can take before any work begins.

Frequently Asked Questions About Hardwood Floor Cleaning
Can cleaning damage my hardwood floor?
Wet cleaning is the bigger risk in the Lowcountry because water can enter seams and wood grain. Our low-moisture process keeps water out of the floor, and we check the finish before we begin.
Will cleaning remove the haze on my floor?
Often, yes. Haze from wax-based quick-shine products and surface film responds well to buffing. Haze inside the finish itself may need refinishing, and we tell you that during the estimate.
Is your process safe for my finish?
We use pH-neutral products that are free of acidic or alkaline compounds, so they are formulated not to etch or discolor the finish.
How often should hardwood floors be cleaned?
Most Lowcountry homes benefit from professional cleaning once or twice a year. Homes with pets, children or heavy foot traffic may need it more often.
