Tile and Grout Cleaning
Carolina Carpet Cleaning has served Bluffton and the SC Lowcountry since 1993. Our low-moisture process lifts embedded grout soil without saturating the floor, so tile is ready for foot traffic within about an hour. Call (843) 575-6286 for a free estimate.
Why Grout Darkens Faster in Lowcountry Homes
Grout darkens faster on the coast than in drier markets. Humidity, salt air and fine sand that enters through doors and windows settle into the porous surface of grout joints and bind with everyday oils and soil. The result is the gray-to-black staining that surface mopping cannot reverse.
Grout is porous. It expands and contracts as humidity rises and falls, and in the Lowcountry that cycle rarely stops. Those tiny openings trap particles from the air, and salt deposits hold moisture against the joint, which encourages mildew and deeper discoloration.
Why Mopping Makes Grout Dirtier Over Time
Mopping pushes soiled water across the tile surface. Tile is non-porous and releases that water easily, but the recessed grout joint collects it. Each pass leaves dissolved soil and product residue in the grout as the water evaporates. Over time, regular mopping can deposit material into grout instead of removing it.
Our Low-Moisture Tile and Grout Cleaning Process
Step 1: pH-Neutral Pre-Treatment
We apply a pH-neutral, biodegradable pre-treatment to the grout lines and allow it to dwell. This loosens the oils and residue that hold soil inside the joint.
Step 2: Carbonated Grout Extraction
A carbonated solution is applied at low moisture, and agitation lifts soil from the grout pores to the surface. Because the joints are never flooded, there is little water to push soil back into them.
Step 3: Extraction and Rinse
The surface is extracted and rinsed clear of released soil and pre-treatment residue.
Step 4: Drying
Tile is ready for normal foot traffic within about an hour under normal airflow. Running fans speeds up grout drying.
Tile Types We Clean
Every floor is assessed before cleaning, and we match the chemistry and agitation to the tile type.
- Ceramic and porcelain: the most common tile in Lowcountry homes and commercial spaces.
- Natural stone, including travertine, marble and slate: pH-neutral chemistry and gentle agitation protect the finish.
- Saltillo and terracotta: unglazed clay needs the most conservative approach, and we check the sealer condition first.
- Large-format tile: we use a cleaning head sized for the narrow joints common in newer construction.
Tile Floor Polishing
Tile floors that have lost their shine can be polished after cleaning. We assess the finish during the estimate and confirm whether polishing is appropriate before any work begins.
Grout Sealing After Cleaning
Grout sealing is available after cleaning. A penetrating sealer fills the porous grout and creates a barrier that slows new staining. Sealed grout stays cleaner longer, which matters in humid coastal conditions. We recommend sealing any grout that has not been sealed in the last two years.

Frequently Asked Questions About Tile and Grout Cleaning
How long does tile and grout cleaning take to dry?
Tile is ready for normal foot traffic within about an hour. Grout drying depends on its depth and porosity, so running fans during and after the appointment helps.
Can you restore grout that has been stained for years?
Often, yes. Embedded soil and mildew respond well to pre-treatment and extraction. Grout that has been bleached, acid-etched or painted may not fully recover. We assess this at the estimate and tell you what to expect.
Is your process safe for natural stone?
We use pH-neutral chemistry on natural stone and assess each stone type and finish before we begin.
How often should tile and grout be cleaned?
Most homes benefit from tile and grout cleaning once a year. Homes with pets, children or heavy foot traffic, especially near the coast, often benefit from cleaning every six months.
